
To predict what could be built on these properties, the model relied on community visions for individual neighborhoods—such as those along San Pablo Avenue—translated into “place-types.” These place-types come from the Smart Growth Strategy / Regional Livability Footprint Project (2002), which held workshops with local leaders and community groups to hear what they envisioned for their cities and towns. The 25 different place-type descriptions include building heights and neighborhood character. Design, Community, & Environment provided help with this analysis.
